Bill Beesley’s practice centers in commercial and heavy construction, business, real property, employment and commercial litigation. He has represented a wide range of clients, including general contractors, subcontractors, owners, bonding companies, surety companies, architects, title companies, banks, restaurants, commercial real estate brokerages, and developers. Bill has litigated matters ranging from complex mechanic’s lien, delay, and large construction defect cases to multi-million dollar construction disputes with the Utah Department of Transportation, Wyoming Department of Transportation, and the North Dakota Department of Transportation. Bill has significant experience in construction contract drafting, with emphasis in commercial, federal and state construction contracts. Bill represents several clients in the capacity as outside corporate counsel where he handles all aspects of the companies’ legal affairs.

Negotiated and drafted prime, subcontract, joint venture and teaming agreements for the I-15 CORE project, a billion-dollar public highway project in Utah (the fastest billion-dollar public highway project ever built in the United States).
Successfully negotiated and closed complex commercial land acquisition and exchange with the Redevelopment Agency of the City of Holladay, Utah.
Defended and procured settlement for corporate client related to discrimination action brought by former employee in Utah, Federal District Court.
Successfully defended against a $20 million bid protest in teaming effort with the Idaho Department of Transportation and IDT Attorney General.
Successfully appealed a disqualification ruling by the Wyoming Department of Transportation - contractor ultimately obtained award of the project.
Procured dismissal of construction defect claims against subcontractor in two separate multi-million dollar HOA lawsuits.
Procured settlement of $17 million design defect and scope of construction dispute with the Wyoming Department of Transportation.
Obtained ruling in favor of corporate client at trial in Utah State Court, Third Judicial District, related to wrongful termination action brought by former employee.
Successfully negotiated resolution of matter brought by the National Labor Relations Board against corporate client.
Litigated and procured settlement related to interference with economic relations and misappropriation of trade secrets in North Dakota.
Facilitated settlement regarding change order delay claims with the North Dakota Department of Transportation.
Procured multi-million settlement for general contractor involving two large commercial developments in Utah.
Negotiated and drafted $12 million design/build finance agreement for large mixed-use commercial development in Idaho.
Negotiated and drafted $9 million design/build installation agreement for the eBay corporate site development in Draper, Utah.
Negotiated and edited $5 million owner/contractor agreement for Granite Site Development project in Salt Lake City, Utah.
Successfully defended and obtained dismissal of general contractor and bonding company related to the Clearfield City bridge project.
Procured the purchase of the Tuscany and Franck’s Restaurants in Salt Lake City, Utah, including negotiation of terms, due diligence, drafting of agreements and closing documents.
Has handled numerous real estate purchase transactions from contract negotiations to closing.
Has negotiated and drafted commercial lease agreements for various corporate clients.
Has handled commercial evictions, including post-foreclosure evictions, for corporate clients, including a major national bank.
